Things improved starting after the riots in the 1990s. Highland Park fit into this description as did all the neighborhoods five miles from Downtown LA. Debs park is the undeveloped hill above with peanut lake.īack 1970s, 80s and 90s, LA was gang land, high dense immigrant neighborhoods, overcrowded schools, low education, low graduation rates, high violent crime. East of Arroyo is Hermon, Montecito heights which has Hermon Park tennis and dog park. South is working class Cypress Park and Lincoln heights. And up the hills is the solid middle class neighborhood of Mount Washington of primary homes with some apartments down hill. To the west and south west is Eagle Roch with its nice leafy neighborhood around Occidental College. With apartments, fast food restaurants, 99 cents store, Starbucks and a homeless camp area at the senior recreation parking lot. ![]() Its quieter but has great homes especially as it gets close to the ritzy Pasadena border. Garvanza is a small neighborhood part of greater Highland Park, that is east of Figueroa st and York Blvd. East of Eagle Rock is Pasadena city and this area is upper middle class and old wealth with large mansions towards the Arroyo. To the north is eagle Rock which today is more affluent and middle class and up. The Arroyo Seco river is the east border. If you look at a map, Figueroa st and York Blvd are the primary main streets. Overall, Highland Park is a great place from a biased 30 year + on off resident with family in the area.
